  In the age of globalization and economic integration, global trade and capital flows have increased substantially in recent years faster than the gross national product. Due to the freedom of capital movement, technological progress, rapid transfer of innovation and development of transport and communication, the role of foreign direct investment (FDI) increases. The inflow of foreign capital to local real estate markets affects the cycles of that markets and the level of investment in the entire economy.;
  W dobie postępującej globalizacji i integracji gospodarczej światowy handel oraz przepływy kapitałowe znacząco wzrastają, a w ostatnich latach szybciej niż produkt globalny. Z uwagi na swobodę przepływu kapitału, postęp technologiczny, szybki transfer innowacji i rozwój transportu oraz komunikacji, rola bezpośrednich inwestycji zagranicznych (BIZ) rośnie. Kapitał zagraniczny zasila również lokalne rynki nieruchomości, co wpływa na kształtowanie się cykli tych rynków i na poziom inwestycji realizowanych w gospodarce.
