  The aim of the article is to present the development of the profession of property manager in the German legal system and the reforms that are currently being implemented there. The new legal regulations provide for the introduction of licenses – permits to conduct business in the property management industry, and certificates for residential property managers. These are two completely different legal instruments. In this way, Germany joins the large group of European Union countries where the profession of property manager is a regulated profession. A different legal status is in force in Poland; from January 1, 2014, the profession of real estate manager was deregulated.;
  Celem artykułu jest przedstawienie rozwoju zawodu zarządcy nieruchomości w niemieckim systemie prawnym oraz reform, jakie obecnie są tam wdrażane. Nowe regulacje prawne przewidują wprowadzenie licencji – zezwoleń na prowadzenie działalności gospodarczej w branży zarządzania nieruchomościami, oraz certyfikatów dla zarządców nieruchomości mieszkalnych. Są to dwa zupełnie różne instrumenty prawne. W ten sposób Niemcy dołączają do licznego grona państw Unii Europejskiej, w których zawód zarządcy nieruchomości jest zawodem regulowanym. Inny stan prawny obowiązuje w Polsce – z dniem 1 stycznia 2014 r. zawód zarządcy nieruchomości został zderegulowany.
