  Transformation of postindustrial areas and adaptation to the new users needs are in these days equally desirable as diffcult. The process depends on a large group of factors, internal and external, that may be a barrier or an incentive. The purpose of this article is to identify problems and barriers to the process of transformation of the functional areas belonging to the former Plant Cotton Industry “Frotex” in Prudnik. The study also assessed the spatial policy carried out by the local authority to redevelopment.;
  Przekształcenia funkcjonalne oraz adaptacja terenów i obiektów poprzemysłowych do potrzeb nowych użytkowników są w obecnych czasach równie pożądane co trudne, a na ich przebieg wpływa duża grupa czynników o  charakterze wewnętrznym i  zewnętrznym, mogących stanowić barierę lub zachętę. Celem artykułu jest identyfikacja problemów i barier utrudniających proces przekształceń funkcjonalnych terenów należących do byłych Zakładów Przemysłu Bawełnianego „Frotex” w Prudniku. W pracy dokonano również oceny polityki przestrzennej prowadzonej przez władze gminy wobec terenów poprzemysłowych oraz zaproponowano kierunek przemian.
