The space of large housing estates in Poland after 1989 is undergoing dynamic changes. As a result of the marketization of the real estate trading system, areas that have been deliberately not developed or those in which investment has been postponed due to the crisis become a place of investment pressure. As a result, the new buildings disturb the original urban layouts. The aim of the study was to determine the scale of the development of densification in large housing estates in Poznań. The study was carried out with the help of an inventory, during which the location of new buildings erected after 1989 was carried out in designated research areas, including large housing estates. The phenomenon was found in 17 out of 25 surveyed housing estates, where 91 new buildings appeared.;
Przestrzeń wielkich osiedli mieszkaniowych w Polsce po 1989 r. podlega dynamicznym przemianom. W wyniku urynkowienia systemu obrotu nieruchomościami obszary, których celowo nie zagospodarowano, bądź te, na których zainwestowanie ze względu na kryzys odłożono w czasie, stają się miejscem presji inwestycyjnej. Nowa zabudowa, która w wyniku tego powstaje, zaburza oryginalne układy urbanistyczne. Celem badania było określenie skali procesu dogęszczania zabudowy na wielkich osiedlach mieszkaniowych w Poznaniu. Badanie zostało przeprowadzone za pomocą inwentaryzacji, podczas której dokonywano lokalizacji nowej zabudowy powstałej po 1989 r. na wyznaczonych obszarach badawczych obejmujących wielkie osiedla mieszkaniowe. Stwierdzono istnienie zjawiska na 17 z 25 badanych osiedli, gdzie pojawiło się 91 nowych budynków.
