  The aim of this article is to present and assess the level of housing development in the municipalities that make up Metropolis GZM. The study analyzes the spatial variation of the housing development index and documents changes in the housing situation since the establishment of the Metropolis GZM in 2017. An indicator-based method is used to determine the level of housing development. The data utilized in the study are sourced from the Local Data Bank and housing market reports published by the National Bank of Poland. The results indicate that the Metropolis GZM is dominated by municipalities with a high or medium level of housing development, which account for 51.2% of the municipalities in the metropolitan area. The two best-performing sub-regions in terms of housing development are Bytomski and Gliwicki. Approximately 17% of municipalities have a low level of housing development. A positive trend is the increase in the housing development level in municipalities surrounding the metropolis, which has reached the level of municipalities in the metropolitan core by 2022. Rural municipalities have shown a significant increase in housing development over the six years studied. Municipalities with a low level of housing development are characterized, among other things, by insufficient results in housing construction, particularly in the areas of social and municipal housing. The highest level of housing development is found in municipalities focused on improving housing standards and implementing social rental housing.;
  Celem artykułu jest przedstawienie i ocena stopnia rozwoju mieszkalnictwa w gminach tworzących GZM. W badaniu skoncentrowano się na analizie przestrzennego zróżnicowania wskaźnika rozwoju mieszkalnictwa oraz wskazano na zmiany, które zaszły od momentu powstania Metropolii. Zastosowano metodę wskaźnikową, korzystając z danych pochodzących z Banku Danych Lokalnych oraz Narodowego Banku Polskiego. Wyniki badania wskazują, że w Górnośląsko-Zagłębiowskiej Metropolii dominują gminy o wysokim lub średnim poziomie rozwoju mieszkalnictwa. Najlepsze pod względem rozwoju mieszkalnictwa są dwa podregiony – bytomski i gliwicki. Niski poziom rozwoju mieszkalnictwa dotyczy około 17% gmin. Pozytywnym zjawiskiem był wzrost poziomu rozwoju mieszkalnictwa w gminach stanowiących otoczenie Metropolii, który w 2022 r. osiągnął poziom gmin wchodzących w skład rdzenia Metropolii. W gminach wiejskich odnotowano znaczący wzrost poziomu rozwoju mieszkalnictwa w badanych latach.
